A leak under the floor is quiet. In Oak View the clue is usually a damp strip of carpet, a warm patch on tile, the sound of running water with every tap off or a water bill that suddenly climbed. Whatever the foundation under a particular house, drying begins only after a plumber stops the leak.
Finding how far the water went
Water from below spreads sideways under flooring and wicks into baseboards and the bottom of walls. The technician maps the floor and the lower walls with moisture meters and a thermal camera, marking dry ground on every side so the drying covers the whole wet zone and not just the obvious spot.
Lifting the right layers
Carpet pad sitting against a wet floor nearly always comes out. Tile often stays if the grout and the floor beneath dry within readings. Floating planks are lifted so drying mats and air movers can reach the surface below, and baseboards along the wet area come off to vent the walls.
