Older homes near downtown, including craftsman houses, bungalows and Victorian-style homes, are the ones most likely to have solid wood floors. Those boards are worth saving, and with clean water caught early many of them can be. Drying them takes more care than drying carpet, because wood that dries too fast cracks and wood that stays wet cups for good.
Cupping and crowning
Boards cup when the bottom is wetter than the top, so the edges rise. If the floor is sanded while it is still cupped, the boards crown when they finally dry. The crew dries the floor until readings match a dry reference before anyone judges whether refinishing or replacement is needed.
How drying mats work
Panel mats seal against the floor and pull air, and the water with it, up through the seams and the boards. LGR dehumidifiers keep the room air dry. Over a raised floor, the crew also dries from below through the crawl space so both sides of the boards move together.
