Why the damage hides
Condensate drips slowly but steadily, so subfloors, closet walls and the ceiling below can stay wet for weeks. Air handlers sit in closets, attics or utility rooms, so the wet area varies from house to house, and meters read through the surface to show how far the water traveled.
What cleanup involves
Standing water is vacuumed up, then wet insulation, drywall and flooring that cannot dry in place are removed. Air movers and a dehumidifier run in the closet and the rooms around it, while an HVAC technician fixes the clogged drain. Both jobs should be done, or the leak will return.
